Mould remediation and inspection
Containment and negative air go up before anything is cut, so what comes off the wall does not travel through the ducting. Then we find the water that fed it. Take the growth out without that and it is back by spring. Independent clearance testing on request.

Fire and smoke damage repair
Tarping and board up first, so the weather stops adding to it. Then soot, which is corrosive and keeps eating metal and fabric while it sits, and travels through the ducting into rooms the fire never reached. Odour is the last thing to leave. The water the hoses put in is part of the same job.

Most policies cover water that is sudden and accidental. A leak that ran for months usually is not. We document either way, because none of it can be assembled afterwards.

Stay out of any room where the water has reached power
Switch the circuit off at the panel only if the panel can be reached dry.

Close the main valve
It is usually near the meter or where the supply enters the building, and it turns clockwise.

Photograph the rooms before tidying anything
The state a room was in at three in the morning is evidence that cannot be recreated at nine.

Get furniture legs up off wet carpet
On foil or a block, so the finish does not bleed into it overnight.

Leave the carpet down
Pulling it up tears the underlay and pushes water into the next room. It comes up properly with the extractor running.
