We frame and insulate the outside walls, run new circuits and heat, then close it in with drywall and a flat ceiling. The beam and the duct get tidy bulkheads.

A bedroom below grade needs a window you can climb out of. We cut the opening, set the window and well, and put sound batts in the walls.

We come out and measure every wall. We find the beam, the ducts and the drains, and ask how you want to use the space.
You bringA rough idea of the rooms you want. Photos of rooms you like help.
You get a floor plan to scale and a written price broken out room by room. If you change something later, we price it before we do it.
You chooseThe layout. Move a wall on paper now and it costs nothing.
We apply for the building permit with the City of Kamloops, or the Thompson-Nicola Regional District outside city limits. Suite drawings go in with it.
You signThe application. We handle the drawings and the back and forth.
Walls go up. Wiring, plumbing and heat run through them. The inspector sees all of it open, before any insulation or drywall.
You checkOutlet and switch spots, walking the rooms with us before they close.
Batts and a vapour barrier on the outside walls. Then board, tape and mud, sanded between coats until the joints disappear.
You choosePaint colours. We'll paint sample patches on your own walls.
Floors, doors, trim, paint and fixtures. After the final inspection we walk every room with you and fix whatever is on your list.
You getThe keys to a floor you can use, and the permit closed out.
